Market Analysis of Ann Arbor Home Sales

This chart records monthly home sales activity in the Ann Arbor School District since 2004. It counts the sales of single-family homes and condominiums sold by Realtors along with those sold by owner (FSBOs). It also includes sales of new construction sold by the builders themselves.

This chart tracks the monthly median selling price (half cost less, half cost more) of existing single-family homes in the Ann Arbor School District since 2004, including those sold by Realtors and those sold by owner (FSBOs).

Condominium Association Fees

The following table ranks local condominiums and cooperatives according to their association fees. To facilitate comparisons, we ranked them by the annual association fee per square foot of living space. The table also lists the size of the models we used for this survey and the monthly association fee for that unit. Our analysis is drawn from sales reports compiled by othe Ann Arbor Area Board of Realtors, which are not guaranteed but are generally reliable. It reflects fees that were prevailing in 2008.

Co-op Median Selling Price

This chart tracks the median selling price (half cost less, half cost more) of representative co-ops in the Village and Geddes Lake Cooperative neighborhoods since 2003, based on sales from January through September which were reported by the Ann Arbor Area Board of Realtors Multiple Listing Service.  Geddes Lake is represented by the floor-plans with two bedrooms and one and a half bathrooms which vary in size from 1,200-1,280 square feet of living space. The Village is represented by the floor-plan with two bedrooms and one bathroom which provide 1,080 square feet of living space.

 

 

Top Lenders of 2009

The following tables identify the top providers of mortgages in the Ann Arbor school district. It is based on a sample of public records which examined activity from January through August of 2009. While most of these loans were residential mortgages and/or home equity lines of credit, it should be noted that a handful of commercial loans were included in the sample. Related companies were combined to simplify the table.

Here we have ranked Ann Arbor’s top brokers of residential real estate based upon the combined numbers of homes they listed and/or sold in the Ann Arbor school district between June 1, 2007 and May 31, 2008. We counted single-family homes, condos and co-ops reported to the Ann Arbor Area Multiple Listing Service. Our count reflects the Realtors’ convention of counting every sale twice since the sales commission is typically split between a listing broker and a selling broker.

Top Agents of 2008

These two tables rank Ann Arbor’s top Realtors according to their sales of residential real estate. The table on the left is based upon the numbers of homes they sold in the Ann Arbor school district whether they were the listing agent or the selling agent. The table on the right ranks agents by the value of their sales.  We included sales of single-family homes, condos and co-ops in our survey. It is based on our analysis of 1,499 sales reports collected by the Ann Arbor Area Board of Realtors. The agents' brokers are identified by three letters; KWA = Keller Williams Ann Arbor, EDS = Edward Surovell Co., CRC = Charles Reinhart Co, etc.
